  1. Empirical estimation of agglomeration effect on office productivity.
    This study estimates productivity effect of an increase in employment density in office districts of Tokyo through a hedonic approach.

  2. Empirical estimation of fatigue cost of commuting and optimum congestion charge.
    The main objective of this study is to compute optimal congestion charge to be levied on trips on commuter train lines in Tokyo. Commuter's willingness to pay for a marginal change in congestion level is estimated from housing rent function.

  3. Redistribution effect of Japanese pension reforms among different generations.
    This research aims to present basic data needed in shifting the Japanese social security system from pay-as-you-go to actuarially fair.

  4. Theoretical analysis of second best tariff rates.
    In many developing countries, tariffs are the main source of the government revenue, and designing the tariff structure is an important policy issue. This study shows how optimal tariff structure has to deviate from uniformity when the revenue from a tariff has to be maintained at a fixed level.
