  1. Evaluation of Residential Environments in Micro-Scale and Its Application to Planning
    Residents' evaluations of their residential environments are analyzed through environmental experiments and questionnaire survey. Appropriate set of indices concerning safety, health, efficiency, amenity and sustainability are developed and with these terms, the residential environment is evaluated comprehensively combining these indices. With hedonic models applied to residential areas with detailed indices, the implicit values of elements constituting residential environment are quantified. The results are applied to evaluate effects of planning measures, such as provision of small parks, readjustment of shapes of lots, change in limit of floor area ratio, etc..

  2. Developing Models of Changes in Urban Structures
    A land use transition model is developed based on detailed land use situation, transportation condition, land use regulation and land market situation. A notable feature of the model is that they incorporate thresholds in land use change and land price, that is that the tendency in land use change is modeled to drastically change beyond certain values of land use ratio and land price. Another model is developed for urban redevelopment projects. Spatial data mining technique is devised to derive the conditions under which projects become executable. Locational factors are judged to be key elements for these projects. Results can be applied to prediction of urban structures and quantification of urban policy effects.
  3. Analysis of Urban Forms of Turkish Cities Using Geographic Information System
    Based on the database of road network, building situation, topography and historical documents for Turkish cities, spatial patterns characteristic of their culture, natural climate and society is analyzed using GIS.

  4. Cognition in Townscape Evaluation
    Cognitive structure in evaluating townscapes is analyzed based on experiments in environmental psychology.

  5. Appraisal of Real Estates and Analysis of Real Estate Market
    To support appraisers of real estates and to assist buyers and sellers of real estates, an appraisal system is developed. Results are applied to derivation of optimal block partition and to evaluation of development projects.
